The role of a general contractor in your renovation

A general contractor is the single party legally and contractually responsible for your project from start to finish. Instead of hiring an architect, an electrician, a plumber and a cabinetmaker separately, you sign one contract and the contractor coordinates everyone: permits, drawings, schedules, deliveries, inspections and the final handover.

At Kasa General Contractor, that coordination is backed by 40 years of family experience in construction, 12 years as general contractors and more than 500 completed projects across Greater Montreal. Cristian and Samuel walk the site with you at every critical milestone, so decisions about partitions, electrical layouts and finishes are made together, never behind your back.

Common renovation projects in Montreal and their benefits

Kitchen remodeling remains the most requested project, and for good reason: a well-designed kitchen typically returns 60 to 80% of its cost in added resale value while transforming daily life at home. Bathroom renovations follow closely, recovering 50 to 70% of their cost and solving the plumbing and waterproofing issues common in older Montreal properties.

Home extensions deliver the biggest change in living space: second storeys, rear extensions, four-season sunrooms and garage conversions let growing families stay in the neighbourhood they love instead of moving. For properties that need work everywhere, a complete turnkey renovation modernizes the whole home in one coordinated project, with budgets typically between $80,000 and $600,000.

How to hire the right general contractor

Start with the paperwork: an active RBQ licence, proof of liability insurance and membership in a recognized association such as the APCHQ. These are not formalities, they are the protections that stand between you and an abandoned or defective job.

Then judge the process. A serious contractor asks detailed questions before quoting, visits the site, and delivers a written quote that itemizes the work rather than a single round number. Ask who will supervise your project, how change orders are handled and what warranty covers the workmanship. Kasa General Contractor answers each of these questions in writing, holds RBQ licence 5797-3208-01, carries $5,000,000 in liability insurance and backs its work with a 1 year labour warranty plus the RBQ guarantee plan.

Renovation permits in Montreal: what to expect

Permits in Montreal are issued by each borough, and the rules vary from one to the next. As a general rule, structural changes, home extensions, load-bearing wall modifications and changes to the building envelope require a permit, while purely cosmetic work usually does not. Processing times typically run 4 to 8 weeks, and longer in heritage sectors such as parts of Westmount and Outremont, where additional architectural review applies.

The good news: you do not have to navigate any of it alone. We prepare the drawings with our architects and technologists, submit the permit applications on your behalf and schedules the work around the approval timeline. It is one more reason to start with a free evaluation before committing to any plan.

Wonderful experience building our patio deck last fall. The job was done quickly with great attention to detail. Solid construction. And when I wanted a change to add a second staircase, no problem at all. Cristian listened and incorporated the new design I asked for. Job well done, I highly recommend Groupe KASA.
