Let’s be clear about one thing: our office is on Nuns’ Island, at 150 rue Berlioz. We have no address in Laval, and we won’t pretend otherwise. What you get here is one accountable party, from the first call to delivery.

Laval has its own Urban Planning Code, in force since November 2022. A renovation here gets planned around Laval’s rules, not Montreal’s.

The local housing stock

What makes Laval job sites different

Laval is an island between two major waterways, and nearly half of its homes date from 1980 or earlier. That raises questions we settle before opening a wall, not after.

Housing stock reaching major-renovation age

46.9% of Laval dwellings were built in 1980 or earlier, according to the 2021 census.

  • We check structure, electrical and plumbing before promising a schedule
  • Opening up a floor plan often means a load-bearing wall: the engineer confirms, we execute
  • On a pre-1980 house, we have found asbestos: removal by a specialized firm, 3 to 4 weeks of delay

Waterfront properties

Flooding often comes with the spring freshet, roughly March 15 to May 15. The City had to step in during both 2017 and 2019.

  • Signs to watch for: basement seepage, moisture that returns every spring
  • Before signing, we check whether the lot is in a flood zone
  • We deal with water before finishing anything. A French drain is a perforated pipe laid at the foot of the foundation to carry water away from the wall

Bungalows from the 1950s and 1960s

The City ties this house type to a major phase of Laval’s growth, with mixed materials: brick, stone, light siding.

  • Examples the City cites: the Crochet and Duvernay areas
  • Building up or out starts with checking what the structure can carry
  • The City recommends keeping the original cladding composition, especially on the front facade

Before you choose

Before you sign, and before you call

Three things worth a close look, whichever contractor you end up choosing.

What to have ready for the call

These make the call more useful and the quote more accurate.

  • The address and the year the house was built
  • Phone photos of the rooms involved
  • Existing drawings or the certificate of location, if you have them
  • A realistic budget, and the margin you keep for the unexpected
  • Past work and when it was done
  • After a disaster: your claim number and insurer’s contact details

General contractor or quote website

A quote website puts you in touch with contractors. It doesn’t sign your contract and doesn’t answer for your job site.

  • Kasa signs one contract and stands behind it
  • Cristian or Samuel walks the site with you at the key stages: partitions, electrical and ventilation, finishes
  • Those walkthroughs are when you sign off, before a wall closes up

What you can verify

RBQ licence 5797-3208-01 can be checked in the Régie du bâtiment’s public registry.

  • APCHQ member
  • $5,000,000 liability insurance
  • One-year workmanship warranty, plus manufacturer warranty and the RBQ guarantee plan
  • Service in English, French and Spanish

Wonderful experience building our patio deck last fall. The job was done quickly with great attention to detail. Solid construction. And when I wanted a change to add a second staircase, no problem at all. Cristian listened and incorporated the new design I asked for. Job well done, I highly recommend Groupe KASA.

Just before Christmas 2023, disaster struck and our basement was flooded with water. We had many estimates to restore it but one stood out in its attention to detail, prompt start date and fair prices. A pre-1980 house or a waterfront lot?

We talk it through on the first call, free of charge, then come see it when the project warrants a visit. The detailed quote follows within 48 hours of the visit.

How it works

Our process, from the first call to delivery

A disciplined sequence that removes surprises and keeps you informed at every stage that commits your budget.

01

Discovery call

Thirty to forty-five minutes to scope the project and confirm that budget and expectations line up.

02

On-site visit

We come and see the building when the project warrants it. In older housing stock, that is where we spot what drawings never show.

03

Detailed quote

Line by line, presented and explained in person for major projects. Never a lump sum with no breakdown.

04

Drawings, permits and planning

Professionals retained, drawings finalized, permits filed, schedule confirmed before the first hammer swing.

05

Construction and inspections

Client walkthroughs at the critical stages: partitions, electrical, ventilation, finishes.

06

Delivery and warranties

Joint inspection, corrections, then warranties activated: 1 year on workmanship plus the RBQ guarantee plan.

Paperwork

Renovation permits in Laval: who does what

In Laval, permits come from the City’s Urban Planning department, not Montreal. We can assemble the file and submit it on your behalf, or guide you if you prefer to do it yourself.

Procedures and links checked on November 6, 2026.

01

The application

It is filed online, with a recent certificate of location prepared by a land surveyor.

  • Drawings and documents depending on the work
  • On a floodplain or waterfront lot, the certificate must also show the flood elevations
  • An incomplete file must be completed within 30 days
02

Timelines published by the City

Indicative timelines, in calendar days, for a single-unit home.

  • Renovation: 30 days
  • Addition: 50 days
  • Demolition of the main building: 30 days
  • Longer if the file needs a special approval
03

Exterior cladding

Same material or new material: the process is not the same.

  • Same material: no permit, unless a PIIA applies to the address
  • New material: permit required
  • The Code generally limits main facades to three materials, and two colours count as two
04

PIIA areas and heritage

A PIIA (site planning and architectural integration program) is added to some applications: the City reviews the project against set criteria.

  • Sainte-Rose, Saint-Vincent-de-Paul and Sainte-Dorothée include heritage-interest areas
  • We check the address before anything gets drawn
  • The City publishes no fixed timeline for a PIIA: it depends on which one applies

What drives the cost

What drives the cost of a project in Laval

A bathroom renovation starts around $25,000, and a complete residential project generally starts at $80,000. Beyond that, it depends on what we see on site. We don’t quote by the square foot or by the hour: a number thrown out without a visit protects no one.

Scope and structure

This is the first thing that moves the price.

  • Full renovation: load-bearing walls involved, condition of electrical and plumbing
  • Addition: area added, foundation, tie-in to the existing roof
  • Kitchen and bathroom: moving plumbing, ventilation, finishes

Water and site access

Two items you only see once on site.

  • Basement: seepage to fix first, ceiling height, soundproofing
  • French drain: length of foundation, access to the lot, condition of the wall
  • Site access: material delivery, dumpster, working space

Paperwork and financial aid

Fees to plan for, and programs to apply for before the work begins.

  • Exterior renovation permit: $92 for the first $20,000 of work, then $2.50 per $1,000
  • Rénoclimat: support for insulating exterior walls, with an energy assessment before the work
  • Building on the heritage inventory: City program, up to $35,000
